Rent Deposit Scheme
How does a Rent Deposit Scheme Operate?
The general principle behind all schemes is to enable homeless people gain access to Private Rented accommodation by providing services and financial guarantees, to landlords.
The scheme will act as an intermediary third party to negotiate an agreement with the landlord, which allows the tenant to move in to the property.
The agreement may simply be for the scheme to provide some sort of landlord/tenant support services, but in most cases it will involve some form of guarantee and/ or cash payment. The guarantee would usually last for a specified period e.g. 6 months. Each scheme will usually adopt its own criteria which determines eligibility for the scheme.
Rent Deposit Guarantee schemes also provide other benefits such as:-
- Making more properties available to homeless people by overcoming landlords' reluctance to let to them.
- Encouraging improvements to properties once landlords realise the benefits of the scheme.
- Providing new opportunities for homeless people to help themselves.
- Enabling more people to gain access to supported accommodation by freeing up more spaces normally taken by those who cannot afford to more on.
- Providing new opportunities for volunteers both to help and to deepen their understanding of homelessness.
